US landlord property turnover checklist

A property turnover is the gap between one renter leaving and the next renter moving in. Use this checklist to reduce missed preparation tasks.

After the previous renter leaves

  • Walk through the property and record condition.
  • Photograph rooms, appliances, flooring, walls, exterior areas and any damage.
  • Arrange cleaning, rubbish removal and repair work where needed.
  • Check keys, fobs, remotes and access devices have been returned.

Repairs and maintenance

  • Review any reported maintenance history.
  • Schedule work before the next move-in where possible.

Prepare for the new renter

  • Update move-in instructions, access details, utility guidance and maintenance contact details.
  • Prepare lease-related paperwork, addenda, condition forms and house rules.
  • Confirm move-in date, handover time and payment records.
  • Make sure the property is clean and ready for inspection.

Avoid common turnover gaps

  • Do not rely on memory alone; use a room-by-room checklist.
