US rental inspection checklist before move-in

A move-in inspection records the rental’s condition before occupancy. The renter and landlord or property manager can use written notes and photographs to document existing damage or wear.

• Check exterior doors, locks, handles, doorbells, porch areas, lighting and visible trip hazards.
• Record the condition of parking areas, storage, gates, patios, balconies or yards if included.

• Photograph existing appliance marks, missing parts or faults.
• Ask who is responsible for appliance repairs if unclear.

• Run faucets and showers, check hot water, toilet flushing, drainage, caulking and visible leaks.
• Look under sinks and around tubs, showers, toilets and water heaters where accessible.
• Report water issues quickly and keep records.

• Use a move-in condition form if provided.
• Attach photos and written notes before signing or returning the checklist.
• Keep copies of emails, forms and images.
