US rental inspection checklist before move-in

A move-in inspection helps both sides record the condition of the rental before a lease begins or before the renter settles in.

Exterior and entry

  • Check exterior doors, locks, handles, doorbells, porch areas, lighting and visible trip hazards.
  • Record the condition of parking areas, storage, gates, patios, balconies or yards if included.
  • Note damaged screens, windows, fences, railings or outdoor fixtures.

Interior rooms

  • Check walls, ceilings, flooring, trim, doors, windows, blinds and built-in storage.
  • Look for stains, cracks, holes, loose fixtures, missing covers and signs of water damage.
  • Test lights, outlets and fans where safe and practical.

Kitchen and appliances

  • Check cabinets, counters, sink, taps, drains, disposal, stove, oven, fridge, dishwasher and microwave if supplied.
  • Photograph existing appliance marks, missing parts or faults.
  • Ask who is responsible for appliance repairs if unclear.

Bathrooms and water

  • Run taps and showers, check hot water, toilet flushing, drainage, caulking and visible leaks.
  • Look under sinks and around tubs, showers, toilets and water heaters where accessible.
  • Report water issues quickly and keep records.

Records and sign-off

  • Use a move-in condition form if provided.
  • Attach photos and written notes before signing or returning the checklist.
  • Keep copies of emails, forms and images.
  • Check local rules for inspection timelines or condition documentation.
