US rental property condition checklist

Use this general checklist to help landlords and renters record property condition before move-in with written notes, photos and practical observations.

Condition areas to record

  • Walls, floors and ceilings: marks, cracks, stains, holes, loose flooring or other visible condition notes.
  • Doors, windows and locks: opening, closing, lock condition, screens and weather sealing.
  • Kitchen: cabinets, counters, sink, faucets, disposal, stove, oven, refrigerator and visible leaks.
  • Bathroom: toilet, tub or shower, sink, ventilation, tiles, caulk, water pressure and visible moisture.
  • Heating and cooling: thermostat, vents, filters, visible damage and basic operation notes.
  • Appliances: test supplied appliances where possible and note model or condition issues.
  • Outdoor areas: yard, balcony, steps, railings, garage, driveway, storage and trash areas.
  • Photos and written notes: keep dated photos, videos and written records in one place.
