US renter guide

What should renters check before signing a lease?

Before signing a lease, renters should slow down and check the property, the documents, the move-in process and the practical details that can cause problems later.

Read the lease details carefully

  • Check the property address, names, rent amount, due date, move-in date and lease term.
  • Look for rules about late fees, utilities, pets, parking, guests, smoking, trash, storage and maintenance reporting.
  • Ask for clarification before signing anything you do not understand.
  • Keep a copy of the lease and any written promises or addenda.

Check the property condition

  • Walk through each room before or during move-in and record visible issues.
  • Check walls, floors, ceilings, doors, windows, locks, appliances, plumbing, heating, cooling and lighting.
  • Take photos or videos of existing marks, damage or missing items.
  • Ask how and when move-in condition issues should be reported.

Ask practical move-in questions

  • Which utilities are included, and which need to be set up by the renter?
  • Who handles repairs and emergency maintenance?
  • How are keys, fobs, parking permits and mailbox access provided?
  • What building, HOA, property manager or community rules apply?

Check money and records

  • Understand rent, deposits, fees and move-in payments before sending money.
  • Keep receipts or written records for all payments.
  • Check local rules around deposits, notices and fees for the property location.
  • Avoid relying only on verbal promises.
